The Lake Forest real estate market remained active in July 2026, with limited inventory, quick movement on well-priced homes, and some notable differences between successful sales and listings that failed to connect with buyers.

The biggest takeaway this month is that buyers are still willing to move quickly when they see value. At the same time, higher-priced homes can require more patience and a more targeted strategy.

Here’s a closer look at the July numbers.

Active Listings

There were 8 active homes on the market in Lake Forest during July.

The average list price was approximately $929,050, and those homes had been on the market for an average of 57 days.

With fewer than 10 active homes available, inventory remains limited. That lack of supply can work in sellers’ favor, but the nearly two-month average market time also shows that buyers are still being selective.

Closed Sales

There were 6 closed sales during July.

The average sold price was approximately $795,580, while the average list price for those homes was about $806,333.

Those homes spent an average of just 21 days on the market.

That’s a strong sign that buyers are still moving quickly when the right home becomes available. It’s also worth noting how close the average sold price was to the average list price, which suggests that successful sellers were generally pricing their homes in line with buyer expectations.

Pending Sales

There were 2 pending homes in July.

Those properties had an average list price of $649,500 and went under contract after an average of just 1 day on the market.

That’s easily the fastest-moving category this month.

While two sales represent a small sample, going pending in just one day shows that buyer demand can still be extremely strong when a desirable property comes to market at the right price.

Cancelled Listings

There were 2 cancelled listings during July.

Those homes had an average list price of $1.91 million and spent an average of about 83 days on the market before being withdrawn.

The price point really stands out here. These cancelled homes were positioned significantly higher than the rest of the market, which means they were competing for a much smaller pool of buyers.

Luxury properties often require more time and specialized marketing, but the extended market time is still a reminder of how important pricing and positioning can be.

Expired Listings

There were no expired listings in Lake Forest during July.

That’s a positive sign for the neighborhood. It suggests that most sellers were either finding buyers or adjusting their plans before allowing their listings to expire.

What the July Numbers Tell Us

One of the clearest trends this month is the difference in days on market between the homes that found buyers and those that did not.

Closed homes averaged about 21 days on market.

Pending homes averaged just 1 day.

Active homes averaged 57 days.

Cancelled homes averaged about 83 days.

That gap shows that buyer demand is still present, but it isn’t evenly distributed across every property.

Homes that offer the right combination of price, condition, and presentation can still move very quickly. Properties that appeal to a smaller buyer pool may require significantly more time.

What This Means for Sellers

For sellers, Lake Forest continues to offer favorable conditions because inventory remains limited.

However, low inventory does not mean buyers will pay any price. The July numbers show that accurately priced homes are moving quickly, while some higher-priced properties are taking much longer.

Pricing strategically from day one and presenting the home well remain two of the most important factors in a successful sale.

What This Means for Buyers

For buyers, Lake Forest can still be a competitive market.

With only 8 active homes in July and pending properties going under contract in an average of just 1 day, being prepared matters.

Buyers should have financing in place and be ready to act quickly when the right property becomes available. At the same time, homes that have been on the market for several weeks may provide additional opportunities for negotiation.

Final Thoughts

The Lake Forest real estate market in July 2026 remains healthy, active, and relatively competitive.

Inventory is limited, successful homes are selling in about three weeks, and some properties are going under contract almost immediately.

The biggest lesson this month is simple: buyers are still willing to move fast when they see value.

For both buyers and sellers, understanding pricing, market time, and competition remains essential to making the most of today’s Lake Forest market.
