One of the biggest things that stands out this month is the difference between homes that successfully closed and the properties that are still sitting on the market. Closed homes moved significantly faster, showing that buyers are still willing to act when they see the right combination of price, condition, and value.

Active Listings

There were 234 active homes on the market in Oldham County during August.

Those homes had an average list price of approximately $742,276 and had been on the market for an average of about 67 days.

That gives buyers a significant amount of inventory to choose from, especially across the different price points available in Oldham County.

For sellers, however, more inventory also means more competition. With active homes averaging more than two months on the market, pricing and presentation can play a major role in how quickly a property attracts an offer.


Closed Sales

There were 60 closed sales represented in the August data.

Those homes sold for an average of approximately $615,855 after being listed for an average of about $631,828.

Closed homes spent an average of just 21 days on the market.

That’s a significant difference compared with the active inventory, which is averaging 67 days.

It shows that while some properties are taking longer to find buyers, the homes that successfully sell can still move relatively quickly.


Pending Sales

There were 39 pending homes in August.

Those properties had an average list price of approximately $638,233 and spent an average of about 56 days on the market before going under contract.

The pending numbers show that buyers continue to make moves throughout Oldham County, but some sellers may need to be patient.

With pending properties taking nearly two months on average to secure a contract, the market isn't necessarily rewarding every property immediately.


Cancelled Listings

There were 37 cancelled listings during August.

Those homes had an average list price of approximately $647,689 and spent an average of about 54 days on the market before being withdrawn.

There are many reasons why a seller might cancel a listing, so cancellation doesn't automatically mean the home couldn't sell.

However, with 37 cancellations compared with 60 closings, sellers should pay close attention to buyer feedback, showing activity, competing inventory, and whether their pricing strategy matches current market conditions.


Expired Listings

There were 2 expired listings in August.

Those properties had an average list price of $402,000 and spent an average of 43 days on the market.

Because we're only talking about two homes, this is a very small sample and shouldn't be used to draw conclusions about the broader Oldham County market.

Still, expired listings are a reminder that sellers should continually evaluate their strategy if a home isn't generating the expected interest.


What the August Numbers Tell Us
