The Lake Forest real estate market remained competitive in August 2026, with limited inventory and some extremely fast movement among the homes finding buyers.

This month’s numbers show a market with relatively few properties available, but a wide range of price points. And while some active homes have been sitting longer, the properties that sold or went pending moved almost immediately.

Here’s a closer look at the August numbers.

Active Listings

There were 9 active homes on the market in Lake Forest during August.

Those properties had an average list price of approximately $1,332,533 and had been on the market for an average of 59 days.

That average price is significantly higher than the closed and pending averages this month, reflecting some of the higher-end and luxury properties currently available in Lake Forest.

With only nine active homes, overall inventory remains limited. However, the 59-day average shows that low inventory doesn’t necessarily mean every home will sell immediately. Buyers are still paying attention to price, condition, and overall value.

Closed Sales

There were 2 closed sales in Lake Forest during August.

Those homes sold for an average of approximately $832,239 after being listed for an average of $833,000.

Even more notable is how quickly they sold: the closed homes spent an average of just 1.5 days on the market.

While two sales represent a very small sample size, both properties moved extremely quickly, and the average sold price was almost identical to the average list price.

One property sold for $989,477 after being listed for $1,016,000, while the other sold for $675,000 after being listed for $650,000.

Pending Sales

There were also 2 pending homes in August.

Those properties had an average list price of $627,500 and spent an average of just 1.5 days on the market before going under contract.

Again, this is a small sample size, but it reinforces what we saw with the closed sales.

When a Lake Forest property comes to market at a price that attracts buyers, it can move very quickly.

Cancelled Listings

There was 1 cancelled listing during August.

That property was listed for $609,900 and spent 42 days on the market before being withdrawn.

Because this category contains only one property, it shouldn’t be used to make a broad conclusion about the market. However, it does provide an interesting comparison with the homes that successfully attracted buyers in just a day or two.

Expired Listings

There were no expired listings in Lake Forest during August.

That means there is no average price or days on market to report for this category.

The lack of expired properties is a positive sign, although the relatively small number of total listings in Lake Forest means month-to-month numbers can change significantly based on only a few properties.

What the August Numbers Tell Us

The difference in days on market is one of the most interesting parts of this month’s data:

  • Active: 9 homes | $1,332,533 average price | 59 days

  • Closed: 2 homes | $832,239 average sold price | 1.5 days

  • Pending: 2 homes | $627,500 average list price | 1.5 days

  • Cancelled: 1 home | $609,900 list price | 42 days

  • Expired: 0 homes

The active inventory is averaging nearly two months on the market, while both closed and pending properties averaged less than two days.

Price point likely plays a role in that difference. The average active listing is more than $1.3 million, considerably higher than the homes that recently sold or went pending.

Still, the numbers demonstrate that buyer demand exists in Lake Forest when the right property becomes available.

What This Means for Sellers

If you’re thinking about selling in Lake Forest, limited inventory can work in your favor.

There were only nine active homes in this data, so sellers aren't competing against a huge number of properties.

But buyers are still selective.

The active homes have been sitting for an average of 59 days, while the two homes that closed sold almost immediately. That makes pricing, presentation, and understanding your specific price point especially important.

Luxury properties may naturally require more time to find the right buyer, so sellers should also be realistic about how their home compares with recently sold properties.

What This Means for Buyers

If you’re buying in Lake Forest, there may not be a huge selection of homes to choose from at any given time.

And when a desirable property comes to market at an attractive price, you may need to move quickly.

Both the closed and pending properties in August averaged just 1.5 days on the market.

At the same time, not every home is moving that quickly. Active properties are averaging 59 days, so buyers interested in homes that have been available longer may find more opportunities for negotiation.

Final Thoughts

Lake Forest remained a low-inventory but active real estate market in August 2026.

There were 9 active listings, 2 closed sales, 2 pending properties, 1 cancelled listing, and no expired listings.

The biggest takeaway is the dramatic difference between the homes currently available and those attracting buyers. Active properties averaged 59 days on market, while closed and pending homes averaged only 1.5 days.

For sellers, limited inventory creates opportunity, but the right pricing strategy still matters. For buyers, being prepared is essential because the right Lake Forest home can go under contract almost immediately.

As we move into the fall market, it will be worth watching whether Lake Forest inventory grows and whether that extremely fast pace for successful listings continues.
