The St. Matthews real estate market remained active in September 2026, with more than 100 homes available and buyers continuing to close on properties relatively quickly.

One of the biggest takeaways this month is the difference between active inventory and recently closed homes. Active listings are averaging nearly two months on the market, while homes that successfully closed averaged less than three weeks.

Here’s a closer look at the September numbers.

Active Listings

There were 102 active homes on the market in St. Matthews during September.

Those properties had an average list price of approximately $559,455 and had been on the market for an average of about 53 days.

With more than 100 homes available, buyers have a healthy selection of properties to choose from. That also means sellers are facing more competition for buyer attention.

Homes that are priced appropriately and show well have an opportunity to stand out, while properties that miss the mark may spend considerably longer on the market.

Closed Sales

There were 54 closed sales during September.

Those homes sold for an average of approximately $535,067 after being listed for an average of about $525,709.

Closed properties spent an average of just 18 days on the market.

That’s one of the most encouraging numbers for sellers this month.

The average closed property moved significantly faster than the current active inventory, and the average sold price was actually slightly higher than the average list price.

That doesn’t mean every seller should expect to sell above asking, but it does show that buyers can still compete for desirable St. Matthews homes.

Pending Sales

There were 13 pending homes in September.

Those properties had an average list price of approximately $522,915 and spent an average of about 56 days on the market before going under contract.

The pending numbers are interesting because those homes took considerably longer to secure a buyer than the properties that recently closed.

That reinforces the idea that not every property is moving at the same pace. Buyers have choices, and some sellers may need to be patient before finding the right offer.

Cancelled Listings

There were 22 cancelled listings during September.

Those properties had an average list price of approximately $489,102 and spent an average of 47 days on the market before being withdrawn.

There are many reasons a seller might cancel a listing, so we can't assume these homes were removed strictly because they weren't selling.

However, the number is worth watching. With buyers having more options, sellers need to pay attention to showing activity, feedback, pricing, and competing properties.

Expired Listings

There was 1 expired listing in September.

That property was listed for $585,000 and spent 123 days on the market.

Because this category includes only one property, it isn't enough to draw a broad conclusion about St. Matthews.

Still, 123 days on the market is a reminder of how important it is to reevaluate a listing strategy when a property isn't generating the expected results.

What the September Numbers Tell Us

The days-on-market numbers help illustrate what's happening:

  • Closed: 54 homes | $535,067 average sold price | 18 days

  • Cancelled: 22 homes | $489,102 average list price | 47 days

  • Active: 102 homes | $559,455 average list price | 53 days

  • Pending: 13 homes | $522,915 average list price | 56 days

  • Expired: 1 home | $585,000 list price | 123 days

The 18-day average for closed properties stands out.

Homes that successfully closed moved much faster than the current active inventory, showing that there is still strong demand for properties that connect with buyers.

At the same time, more than 100 homes remain active, giving buyers enough inventory to be selective.

What This Means for Sellers

If you're thinking about selling in St. Matthews, buyers are clearly still in the market.

Fifty-four homes closed during September, and those properties averaged only 18 days on the market.

But sellers are also competing against 102 active listings.

That means pricing your home correctly from the beginning is important. Strong presentation and marketing can also help separate your property from everything else buyers are seeing.

The fact that closed homes averaged about 18 days while active homes are averaging 53 days shows just how different the experience can be for homes that immediately connect with buyers.

What This Means for Buyers

For buyers, having more than 100 active homes creates options.

You may have more time to compare properties, and homes that have been available for 50 days or longer could potentially offer opportunities for negotiation.

However, buyers shouldn't assume every seller is going to negotiate.

Closed homes averaged only 18 days on the market, and the average sold price was actually higher than the average list price.

When a desirable St. Matthews home is priced well, competition can still happen.

Final Thoughts

The St. Matthews real estate market remained active in September 2026, but the numbers show a market where buyers have choices and sellers need to compete for their attention.

There were 102 active homes, 54 closed sales, 13 pending properties, 22 cancelled listings, and 1 expired listing.

The biggest takeaway is the difference between homes that successfully sold and the inventory still available. Closed properties averaged just 18 days on the market, compared with 53 days for active listings.

For sellers, that means pricing and presentation matter. For buyers, more inventory creates choices and potential negotiating opportunities—but the best homes can still move quickly.

St. Matthews isn't a market where buyers have disappeared. It's a market where buyers can afford to be selective, and the homes that offer the right value are still getting attention.
